MXD was retained by Economic Development Lethbridge to prepare a Commercial and Industrial Development Study (CIDS). The objective was to assess and define the optimal mix of land uses for development in the City of Lethbridge and its urban fringe of Lethbridge County over a 20-year period based upon a detailed economic and real estate market analysis. Upon the formulation of the optimal 20-year development program, MXD performed a recommended land use allocation for each sector in the City and urban fringe. This land use allocation was distributed by new developable gross building area and gross acreage over the delineated sectors.
The resulting CIDS document details the recommended land use and development strategy, balancing Market, Economic, and Planning considerations. A time-based action plan was created to visualize how essential outputs and recommendations of the CIDS study would be implemented over the next twenty years.
