Project Description

Maximizing DFW Airport’s real estate potential to drive non-aeronautical revenue and regional economic impact.

MXD was engaged by Dallas Fort-Worth International Airport to assess the viability of commercial development opportunities at Passport Business Park and Bear Creek Office Park, located south of the airport terminals. The project focused on leveraging the real estate assets of the airport to further generate non-aeronautical revenue, and allow the airport to continue to function as the economic engine of the region.

Primary asset classes that were studied include industrial, office, accommodation, retail, and mixed-use development. An economic cluster analysis was also performed to identify the sectors and potential end-user tenants most viable for the recommended development typologies.

Outcome: MXD’s work has led to hundreds of millions of dollars of development investment at Dallas Fort Worth International Airport, including the build-out of Passport Park. Passport Park is a major logistics hub on the southside of the airport that has major tenants including Uline, Tempur & Sealy, Samsung Electronics America, and Romark Logistics.
