Connecting the Dots of the Development Process
MXD is working in over 45 countries around the globe on the master planning, economic analysis, and development strategy of Airport City, Aerotropolis, Mixed-Use, Retail, Urban Redevelopment, Resort, TOD, and other commercial development projects.
With our global expertise and knowledge of “Airport Connected Development”, we are known for leveraging non-aeronautical revenues from defining airport commercial lands as gateways for regional economic development.
MXD uses a foundation of market and economic analysis to inform integrated strategies for land use, transportation, and economic diversification at a regional scale, leveraging the airport as an economic engine and “core” for the Aerotropolis.
MXD creates strategic development plans that determine the highest and best use of the site through various components such as retail, culinary, office, entertainment, medical, and multi-family residential. We then work with designers to create seamless three dimensional places that achieve synergy between each project component.
MXD provides development strategy for commercial and mixed-use developments at and around multi-modal transit hubs. Some of the projects we have worked on integrate with or are located along light rail, subway, Skytrain, Airport Terminals, Port Terminals, and more.
Understanding that many parcels of land are now going through a second or third generation of development, MXD assists clients in the development strategy of underutilized and infill urban sites. This includes suburban nodes that are in areas of transition and have potential higher and better uses.
MXD assists developers and architects in the Retail Merchandise Mix planning of retail projects around the globe. We develop the optimal districting and mix strategy with consideration of how the retail interconnects with other uses in the project. MXD also provides recommended end-user retail tenants and prepares the leasing revenue estimates based on the recommended plan.
MXD has worked on the retail and commercial mix strategies for some of the most famous resorts around North America. We use a market based approach to determine the appropriate mix for specific audiences and target markets during four distinct seasons.
MXD defines Niche Economic Clusters that respond to the local region’s strengths that sets the recommended commercial development apart from the competition, regionally and globally. A phased commercial development program that not only responds to market opportunity, but integrates an economic cluster approach assists in accelerating development and assists the client with economic development initiatives through catalytic projects.
