MXD Development Strategists was retained by the Calgary Airport Authority to prepare a Land Development Strategy for landside commercial properties at Calgary International Airport.

The first key objective in this study was to assess and define the optimal mix of uses and development typologies for the landside parcels based upon an economic and real estate market analysis.  The second key objective was to undertake a cost/revenue analysis for each landside development district. The cost/revenue analysis considers each opportunity areas residual land value, and value based on fee simple market comps.  MXD also explored and recommended unique catalyst projects that would act as competitive differentiators for Calgary International Airport, both from a local commercial development perspective, as well as against other Canadian airports.

The resulting strategy detailed the recommended mix of land uses, the development program, and competitive positioning, all while balancing the Market, Economic, and Planning considerations.
