MXD was commissioned by the City of Saskatoon to conduct a comprehensive market assessment examining the future build-out capacity and land requirements for all non-residential asset classes across the city. This study aimed to project the growth and optimal allocation of retail, office, industrial, and hotel uses over the next 10 to 20 years, ensuring sustainable and strategic urban development.

As Saskatoon continues its rapid expansion, the study provided a detailed analysis of future land use needs, not only on a citywide scale but also at the level of individual Suburban Development Areas (SDAs). MXD’s scope of work included in-depth market research, demand modeling, and growth projections for each asset class. The team also evaluated existing zoning policies and identified opportunities to implement innovative development formats that align with global best practices.

In addition to its quantitative findings, the study delivered actionable policy recommendations to guide Saskatoon’s development strategy. These included proposed updates to zoning regulations, aimed at fostering mixed-use developments and creating vibrant urban spaces. By addressing the city’s growth needs holistically, the project has equipped Saskatoon with a roadmap for balanced economic development, supporting its long-term goals as a dynamic and livable urban center.
