Driving Okotoks’ growth with a 20-year strategic plan for diversified development and sustainable community-building.

MXD Development Strategists was engaged by the Town of Okotoks to prepare a growth study for Commercial and Industrial development in the town. The Town of Okotoks is one of the fastest growing communities in Canada and has always been forward thinking in creating a livable environment for residents through sustainable planning practices. It has grown into a desirable place to live with a strong amenity package of shopping and recreation.

A key objective of the growth study was to determine the opportunities for non-residential development including industrial, flex, office, retail and hotel. A diversification of land uses will grow the future employment base of Okotoks and make it a more complete community from fiscal, economic development, and live/work perspectives.

The team conducted a thorough market analysis for each real estate asset class to determine the optimal amount, mix, and positioning. A thorough stakeholder process of Town staff, local land owners, developers, and commercial brokers also informed the process and findings. Recommendations were made over a 20-year time horizon and included identifying opportunity areas for growth as well as priority sites for near term development.

An Implementation and Action Plan were created at the conclusion of the assignment that would act as a roadmap for furthering the economic development process in the Town of Okotoks.
