Unlocking Baton Rouge’s River District potential with a strategic 10-year plan for vibrant multi-use development and financial feasibility.
MXD was commissioned by Settoon RD, LLC to prepare a multi-land use market analysis and financial feasibility study for the River District Site in Baton Rouge. MXD undertook market analysis for Office, Multi-family Residential Rental, For-Sale Residential, Retail, Hotel and Self-Storage Facilities to determine achievable asking rates, absorption as well as supportable densities for each asset class. The second key objective was to identify the optimal development program for the site over a 10-year period as well as the recommended positioning for each land use to create a unique multi-use development. MXD then undertook financial analysis for the recommended development program to determine the objective value of the land based on the market realities.
