Positioning the University of Lethbridge’s South Campus as a thriving mixed-use hub driving sustainable growth and community integration.

MXD was commissioned by the University of Lethbridge to conduct a comprehensive Real Estate Market Analysis and Site Planning Study for the South Campus Project at the University. This initiative built on a 2018 market study previously conducted by MXD, reflecting significant real estate trends that had emerged locally, nationally, and globally.

The primary objective was to identify and assess development opportunities for the 100-acre South Campus site, focusing on retail, food & beverage, multi-family housing, and other complementary land uses. The goal was to establish a sustainable development program that aligned with the University’s broader strategic vision of generating external revenue while respecting the site’s unique landscape, views, and heritage.

The study evaluated existing site conditions, local economic factors, and market opportunities using methods such as stakeholder consultation, policy reviews, demographic analysis, and demand modeling. Findings highlighted the site’s strong potential as a mixed-use hub, leveraging West Lethbridge’s favorable demographics, growth prospects, and under-retailed market.

In collaboration with Stantec, MXD developed and refined conceptual site plans, ultimately arriving at a preferred and optimal concept. The project provided a clear path forward for the University, positioning the South Campus as a cornerstone for long-term growth and community integration.
