Transforming Strathearn Heights into a thriving commercial hub with strategic retail development anchored by the future Valley Line LRT.

MXD Development Strategists was commissioned by the Nearctic Group to conduct a Retail Market Analysis and Feasibility Study for the Strathearn Heights Redevelopment. The overall goal of the study was to determine the optimal commercial development program for the Strathearn site, understanding that it is in a strategic location along the future Valley Line LRT, and will have a considerable on-site population base. MXD conducted a market & policy analysis, site investigation, demand analysis, mix, positioning and implementation strategy to arrive at the optimal commercial development program. A parking strategy was also undertaken, identifying the optimal parking ratios for the site under examination. MXD then worked with GEC Architecture to generate a districting retail strategy, as well as a unit-by-unit tenant merchandise mix plan.
