MXD Development Strategists has been a key partner in shaping Lethbridge’s long-term growth strategy. In 2017, MXD conducted the original Lethbridge Commercial Industrial Development Study, providing comprehensive forecasts for non-residential asset classes and outlining future development opportunities across the city. This foundational study guided land use planning and economic development efforts over the past decade. In 2025, MXD lead an update to the Commercial Industrial Development Study, incorporating key shifts in market trends and development dynamics. The update provided refined land demand forecasts for both non-residential and residential asset classes, ensuring alignment with current economic conditions and anticipated growth patterns. The study also introduced actionable implementation strategies, offering clear steps for municipal decision-makers to translate findings into policy and development initiatives. A zoning reform analysis explored “ready-to-construct” zoning approaches to reduce barriers for developers. Furthermore, an incentive structure analysis evaluated past incentives and present adaptable options for fostering long-term investment, supporting Lethbridge’s future growth as a thriving regional center.
