Transforming Coconut Creek into a vibrant urban village with a pedestrian-friendly Town Center and dynamic mixed-use development.
MXD Development Strategists was retained by the City of Coconut Creek to perform a Market Analysis and Downtown Revitalization Strategy for an undeveloped portion of land that would create a Main Street and mixed-use Town Center. Land uses under study included retail, office and residential. MXD also studied and calculated the potential tax revenue that would be the result of the planned development program.
The MXD team worked with a number of stakeholders including: City officials, business interests, as well as land owners, private developers and a Casino operator.
Degree of Success: The City of Coconut Creek signed a contract with master developer Southstar Homes in 2018 for the Main Street District. The current proposed plans that have been approved by the City call for 2,134 multi-family homes (including rental apartments, condos, and two-and-three story townhouses), along with 400,000 square feet of new commercial retail space. The development will bring a proper Town Center to Coconut Creek, a city that has always lacked a true downtown. The increase in density will transform the area into an “urban village” and active pedestrian-friendly community. 13-acres of land have been set aside by the City for boardwalks and trails, creating a strong amenity package for real estate offerings.
