Crafting a bold vision for Goodridge Corners with a market-driven plan to foster strategic growth and vibrant community development.

The City of Edmonton retained MXD to perform a real estate market analysis for an update of the Neighbourhood Area Structure Plan of Goodridge Corners. Goodridge Corners is located in northwest Edmonton, strategically located with access to the Anthony Henday and adjacent to the City of St. Albert. As a part of the rapidly growing northwest portion of Metro Edmonton, the City of Edmonton required an updated concept plan that met current market conditions and development standards. MXD’s Market-Driven Approach was broken down into a thorough analysis of three asset classes –residential, retail and office/flex within Goodridge Corners and its environs. MXD’s market analysis was used to form a strong understanding of residential, retail, and employment needs, future requirements for the Northwest Edmonton Area and implications on desired housing mix. Recommendations were grounded by the area’s context, resulting in a genuine ‘Made for Goodridge Corners’ solution. The document is considered a blueprint for strategic growth and defines the preferred future of the area based on quantitative analysis. A general concept plan was then realized through several workshop sessions which focused on anchoring functions and connectivity. The resulting Market Analysis Assessment and Layout Plan document informed a “bold” yet feasible vision that will allow Goodridge Corners to be built in a phased approach by the City of Edmonton and support community growth and investment.
