Elevating Pearson Dogwood Lands with strategic retail planning and integrated transit-oriented development.
MXD was retained by the Onni Group to perform a Retail Market Analysis for the Pearson Dogwood Lands Redevelopment site along the Canada Line corridor. MXD analyzed the retail market to determine the optimal amount and mix of retail space for the site, as well as its future positioning and potential end-user tenants. Onni employed the results of the study for the rezoning application of the site, which allowed for a greater retail mix than was originally envisioned and zoned for. The ten-hectare mixed-use high-density residential project includes neighborhood-serving retail and will replace existing legacy healthcare buildings with an on-site modern integrated healthcare facility. It will also integrate the station house for the future “57th Avenue” station on the SkyTrain Canada Line.
