Maximizing Ogden Point’s potential with strategic market insights, balanced development planning, and impactful economic analysis.
MXD was commissioned by the Greater Victoria Harbour Authority to prepare a Market Demand and Impact Analysis Report for Ogden Point. The first key objective in this study was to assess and define the optimal mix of uses for Ogden Point based upon an economic and real estate market analysis.
The second key objective was to undertake a market impact analysis of the recommended development program. The economic impact study considers the economic impacts and benefits to Greater Victoria, Victoria, and the local neighbourhood.
The third key objective was to prepare a financial pro forma development to test the basic viability and feasibility of the development program. The resulting document details the recommended mix of land uses, the development program, and financial positioning, balancing the Market, Economic, and Planning considerations.
