Project Description
Revitalizing Sunrise Mall into a dynamic town center, blending innovative design with community-driven redevelopment.
MXD is currently working alongside Gensler to envision a redevelopment and densification of the Sunrise Mall in Citrus Heights, a suburb of Sacramento. Once a thriving destination, the mall has fallen into disrepair; MXD is working with architects and engineers to create a new town center and sense of pride for City residents. While the project is being conducted for the City of Citrus Heights, Sunrise Mall is privately owned by five different ownership groups, similar to the North End Design Plan.
MXD is undertaking a detailed market and financial analysis to determine the highest and best use of the site. MXD will identify land use types that are most optimal to be built in the first phase of redevelopment on the property. A thorough stakeholder and public consultation process is also being undertaken throughout the assignment, ensuring that the ideas and opinions of the public and private sector are integrated into the final recommendations and plan.
Degree of Success: The project has received strong feedback and participation from local residents both in-person at community meetings as well as through the online engagement tool. Our team interacted with existing property owners (including Macy’s, JCPenney, Sears Seritage, and Namdar) to successfully achieve their support for the redevelopment and implementation strategies. MXD collaborated with Gensler to develop three scenarios for the redevelopment of Sunrise Mall based on market dynamics as well as urban design principles. Future success for this project includes the identification of the optimal redevelopment scenario for the Sunrise Mall site using financial analysis to stimulate redevelopment, garner strong return on investment, and economic impacts for the City.
