MXD’s masterplan unlocks LPIA’s real estate potential, enhances the gateway experience, and drives sustainable economic growth.
MXD crafted a comprehensive Landside Development Masterplan (LDMP) for the Nassau Airport Development Company (NAD) at Lynden Pindling International Airport (LPIA). This strategic blueprint empowers NAD to proactively manage LPIA’s properties, leveraging the airport’s airside and landside connectivity to generate revenue, stimulate economic growth, and enhance airport operations.
The LDMP was developed through a structured, three-stage process. Stage 1 focused on a real estate market and regional economic analysis, alongside a site context assessment, which informed a demand forecast and identified development opportunities. Engagement with local stakeholders and a survey of best practices in airport landside development also guided the plan’s direction.
Stage 2 formulated the recommended development program, strategically allocating uses across LPIA’s properties. Stage 3 provided an assessment of potential land lease revenues, preliminary financial feasibility, and projected economic impacts.
The LDMP sets forth a visionary strategy for LPIA, aiming to enhance the gateway experience, diversify revenue streams, and position LPIA as a sustainability campus. It also emphasizes creating a destination for both tourists and locals, while establishing LPIA as a hub for cargo, logistics, and local business incubation, fostering a vibrant economic ecosystem.
Outcome:
The LDMP created by MXD has been used to generate significant development interest, with a focus on the Airport’s Gateway Area for hotel and mixed-use development. MXD continues to collaborate with NAD on the implementation of the strategy and advancing specific development areas.
