Reimagining 28 Bastion Square as a vibrant heritage hub blending history, prime location, and sustainable economic growth.

MXD was retained by the Province of British Columbia, Ministry of Citizens’ Services to prepare a Revitalization Strategy for 28 Bastion Square alongside Stantec Architecture. 28 Bastion Square was built in 1889 by architect H.O. Tiedemann as the Supreme Court of British Columbia building and is a designated heritage building for the province. MXD’s primary role was to conduct a Market Assessment of the Greater Victoria Area to assess, identify, and define the potential mix of uses for the reuse of 28 Bastion Square. The site can leverage its central location in downtown Victoria and waterfront proximity to create a vibrant place while recognizing the realities of the local real estate market and generating a preferred financial return for the province. MXD and Stantec generated three different scenarios and worked with the client team to determine the optimal scenario that would meet various goals of the province and the city, while offering a strong return on investment.
