MXD and WSP Canada refined Blatchford’s Market District to align bold sustainability with real estate demand.
The Blatchford Development in Edmonton is a visionary sustainable community project transforming a former airport site into one of the world’s largest carbon neutral neighborhoods. It will feature a dense mixed-use use urban form with energy efficient homes, green spaces, and a district energy system powered by renewable energy. The development aims to create a walkable, transit-oriented community that supports sustainable urban living.
MXD, in partnership with WSP Canada, revisited the Blatchford Master Plan in 2024 with focus on the mixed-use Market District and other commercial nodes. The master plan was refined based on a foundation of real estate market analysis that investigated demand of retail, office, and hotel over ten- and twenty-year periods. Recommendations on the spatial design of the mixed-use areas were integrated into the plan to ensure that they would be marketable to the private development community and could be phased in an appropriate manner.
