Positioning Metropolitan Airpark as a cross-border hub for industrial growth, innovation, and economic opportunity.
Brown Field Municipal Airport is a General Aviation Airport located 1.5 miles north of the U.S.-Mexico border in Otay Mesa, a community in southern San Diego. Otay Mesa contains the largest proportion of prime, undeveloped industrial land in the San Diego region, which coupled with its cross-border trade relationship with Tijuana, makes it well positioned to support manufacturing, warehousing, research and development and logistics activities to support bi-national growth. Metropolitan Airpark a planned employment node surrounding the airport, which comprises 331 acres of prime commercial and industrial land for development. MXD worked with Belzberg and Metropolitan Airpark LLC to inform the land use and development strategy for Metropolitan Airpark. The work performed included a detailed market analysis, an economic positioning and phasing strategy and recommendations on the optimal mix of land uses and development typologies to attract end user tenants.
