Positioning CLT’s Destination District as a dynamic mixed-use hub driving investment and regional economic growth.
MXD collaborated with Cushman & Wakefield and Stantec on behalf of the Charlotte Douglas International Airport (CLT) to deliver a transformative development strategy for the Destination District Gateway Sites, creating a blueprint for market-driven growth around one of the country’s busiest airports. This project focused on optimizing the development potential of seven key land parcels, situated at the airport’s front door, and aimed to attract significant developer interest and investment.
MXD’s comprehensive approach included an extensive market assessment, highlighting demand for hotel, retail, entertainment, office, and industrial uses. Quantitative analyses of demand and market share projections were paired with stakeholder engagement and industry peer reviews to ensure market realities were fully integrated into the strategy. The team further conducted a site-based SWOT analysis, factoring in visibility, accessibility, and infrastructure considerations, while leveraging best practices from comparable airport developments worldwide.
Key deliverables included refined development massing concepts, pro-forma financial analyses, and land valuation benchmarks. MXD also crafted a strategic marketing and leasing program, laying the groundwork for effective developer engagement.
