MXD Development Strategists was commissioned by Sturgeon County Economic Development to prepare a Commercial Development Analysis. The first key objective of the study was to gain an understanding of the opportunities for commercial development in Sturgeon County from a market, planning and infrastructure perspective. The second key objective was to identify immediate and medium-term opportunities for commercial development in Sturgeon County and the optimal mix and positioning of land uses for priority economic development sites. The third key objective was to identify gaps in infrastructure and zoning that would challenge the viability of the commercial development areas as well as recommendations to overcome the identified deficiencies.
