Revitalizing Clayton County’s main artery, the Tara Boulevard Corridor Plan transforms underutilized spaces into vibrant, connected, and thriving destinations for community, commerce, and growth.
MXD worked alongside Pond & Co on the Tara Boulevard Corridor Plan, a visionary project aimed at revitalizing a critical 13-mile stretch of Tara Boulevard in Clayton County, Georgia. The corridor, which serves as the main commercial artery for cities like Jonesboro and Lovejoy, has long struggled with underutilized areas, safety concerns, and lack of connectivity. This Livable Centers Initiative (LCI) study sought to address these challenges by focusing on three strategic nodes: Tara Gateway, Jonesboro City, and Lovejoy City.
The Tara Boulevard Corridor Plan emphasized three main goals: (re)development, connectivity, and activation. Each of the nodes has its own unique characteristics and opportunities. The Tara Gateway Node, positioned near Hartsfield-Jackson International Airport, is envisioned as a vibrant commercial hub with potential for employment-driven mixed-use development. The Jonesboro Node seeks to blend its small-town charm with new, pedestrian-friendly commercial and residential developments. Lovejoy, the most rural of the nodes, aims to foster a strong community identity through placemaking, with a focus on local businesses and public spaces.
MXD’s contribution focused on a detailed real estate market analysis to identify opportunities for redevelopment across the corridor. The study assessed the market conditions for retail, office, industrial, and residential development, highlighting key areas where new growth could be catalyzed. MXD identified several catalyst sites within each node, such as underutilized commercial centers and large properties ripe for redevelopment, particularly in the Tara Gateway Node, which has strong potential for mixed-use and medical office spaces. By aligning market demand with strategic redevelopment opportunities, MXD helped shape the plan’s focus on attracting investment and creating vibrant, sustainable development along the Tara Boulevard corridor.
