Optimizing Whitecap Dakota First Nation’s land for Resort Residential Development with strategic market insights and actionable planning.
MXD was engaged by the Whitecap Dakota First Nation (“WDFN”) in December to perform a Resort Subdivision Market Analysis as a first phase of work of the AT277 Subdivision Stage 4 Project.
MXD’s primary objectives were to assist the WDFN in assessing the appropriate size, positioning and density for potential Resort Residential Development on WDFN’s properties by identifying market opportunities and defining the Resort Residential Development program. The study resulted in providing insight on how WDFN can best optimize their land holdings for potential Resort Residential Development and ancillary amenities. The second phase of the assignment was leading a team of designers and engineers to create an implementable concept plan that was grounded in financial feasibility and included a detailed phasing plan.
