From Strategy to Implementation: Enabling Industrial and Commercial Development at YWG
MXD was retained by Winnipeg Airports Authority in 2024 to conduct a commercial development strategy for the West Lands at Winnipeg Richardson International Airport (YWG). The West Lands comprise a large area of underutilized property on the airport’s western boundary with strong connectivity to CentrePort Canada, major highways, and the City of Winnipeg. MXD’s role was to identify a viable and market-driven land use strategy that supports near-term activation and long-term value creation, while aligning with the Airport’s broader strategic and operational goals. The project included real estate market analysis, land use planning, and an implementation framework focused on attracting airport-compatible industrial, logistics, and commercial investment.
The resulting strategy prioritizes a 154-acre Phase 1 area for near-term development, supported by targeted infrastructure upgrades and a flexible development framework. MXD worked closely with the Airport Authority and WSP Canada to ensure alignment between market feasibility, land use programming, and servicing requirements. The plan identifies high-value opportunities for industrial and flex employment uses, complemented by supporting commercial amenities. It positions the West Lands as a competitive and strategic location within the regional economy, ready to attract private sector investment and development partners through a phased and pragmatic approach.
